Why commercial tenants struggle with lighting upgrades.

The difficulty is what you see illustrated here between owner versus tenant. A tenant's mindset is: why would I pay a premium for something that somebody else will inherit in five to ten years, depending on the lease term? A campus owner, on the other hand, is going to be much more open to that conversation.

I think the other piece of it is — as we all know — that when it comes to lighting, there are a lot of voices involved if you're a campus owner, because of the facilities side of things.
